Albert Lopez of Progressive Real Estate Partners Represents Landlord in Ground Lease with Dutch Bros for New Location in SoCal’s Inland Empire

Rancho Cucamonga, CA – March 26, 2025  – Progressive Real Estate Partners’ VP of Retail Leasing & Sales Albert Lopez represented the landlord in a ground lease with Dutch Bros for a new 950 square-foot freestanding pad building with double drive-thru at 7285 Boulder Avenue in Highland, California.  The property is part of the well-established Highland Village Plaza neighborhood center which features over 30 stores including anchors Albertsons and CVS as well as Chase Bank, Tutor Time, Pizza Hut, Subway, Carl’s Jr. and a variety of other shops, services and dining options that cater to the local community.  Chris Beauchamp with SRS Real Estate Partners represented Dutch Bros in the transaction.

Dutch Bros is one of the fastest-growing coffee chains in the US and is known for its premium handcrafted beverages, speedy service, and excellent customer experience. Founded in 1992, Dutch Bros Inc. (NYSE: BROS) has over 1,000 locations nationwide. While popular for its espresso and coffee-based drinks, the brand also offers a variety of customizable cold and hot beverages, including lemonade, shakes, iced tea, sparkling soda, and seasonal specials. Customers can also use the Dutch Bros app for easy payment options, member perks, and exclusive rewards.

Construction is set to commence soon on the site and includes demolishing an existing building (formerly Arrowhead Credit Union) making way for the new Dutch Bros. While the double drive-thru will serve the majority of customers, the store will also feature a covered walk-up window for guests who prefer to order or pick up on-site.

Highland Village Plaza is conveniently located in the heart of the City of Highland about ½ mile from the I-210 freeway at the northeast signalized corner of Base Line Street and Boulder Avenue with visibility to an average of over 31,000 cars per day.  Within a 3-mile radius there is a population of over 73,000 people with an average household income of more than $97,000. The center also neighbors the master planned community of East Highland Ranch with almost 2500 homes.
