Trinnie Lee and Greg Bedell of Progressive Real Estate Partners Represent Buyer in Acquisition of New STNL McDonalds for $2.6M

Rancho Cucamonga, CA – January 7, 2025 – Investment Sales Advisor Trinnie Lee and Senior VP Greg Bedell of Progressive Real Estate Partners announced the acquisition of a new STNL McDonalds with double drive-thru for $2,666,666 in a 1031 exchange transaction.

The property is located at 26761 East University Drive in Aubrey, Texas (Dallas-Fort Worth MSA) and is part of the 1,100-acre Union Park Master Planned Community which is projected to include 3,400 residential units at build-out and is located along the busy US Highway 380 corridor.

Lee and Bedell represented the buyer, a Southern California based private investor in the transaction.  The seller was represented by The Mansour Group at Marcus & Millichap.

Built in 2023, the 4,397 square-foot McDonalds features easy access and outstanding visibility along Highway 380 which is the area’s major retail and traffic corridor with daily traffic counts in excess of 40,000 vehicles. Adjacent and nearby retailers include Walgreens, Anytime Fitness, Public Storage, 7-Eleven, Qdoba, Starbucks, Slim Chickens and Wendy’s.

The property is also directly across from a high school (2,765 students) and Carrico Stadium (capacity 7,000).  Furthermore, it is located in an affluent area experiencing major growth.  Within a 5-mile radius there are over 119,000 people with an average household income of more than $136,000.
