Rancho Cucamonga, CA – January 16, 2023  – Progressive Real Estate Partners Senior VP of Retail Leasing & Sales, Paul Su, recently completed the $1,156,000 sale and leaseback of a 3,060 square-foot freestanding retail building located at 1959 East 4th Street in Ontario, California.  The single story building is an outparcel to the 100% occupied Stater Bros. anchored Vineyard Ontario Plaza neighborhood center at the northeast corner of Vineyard Avenue and Fourth Street.

Paul Su represented the shopping center owner (buyer), Duckett-Wilson Development Company as well as the seller, LifeStream Blood Bank in the transaction.  LifeStream is a nonprofit blood donor center that provides blood products and services to SoCal hospitals and medical facilities and they will continue to operate at the location and leaseback the space from Duckett-Wilson.

In addition to Stater Bros., the 85,000+ square-foot center is also home to over a dozen shops, services and dining spots including Del Taco and Popeyes quick-service drive-thru restaurants. The center is ideally located at a signalized intersection with exposure to over 40,000 cars per day and is less than a ½ mile from the I-10 freeway. It is also across from a recently built industrial park that is home to both QVC and Best Buy distribution centers with several thousand employees.  Over 130,000 people with an average household income of $92,400 reside within a 3-mile radius of the center.
