
Rancho Cucamonga, CA – June 25, 2025 – Progressive Real Estate Partners’ Senior VP of Retail Leasing & Sales Paul Su represented the Cherng Family Trust in a 10-year lease with MINISO for a 5,930 square-foot space (former Chase Bank) at 17247 Colima Road in Hacienda Heights, California. Located within the 135,000 square-foot Bixby Hacienda Plaza, the new lease brings the center to 98% leased. James Rodriguez from Colliers represented MINISO in the transaction.
The popular neighborhood center is anchored by 168 Market, Daiso and a great line-up of restaurants including Yakiya Premium Japanese BBQ, 85 Degree, Uncle Tetsu, Panda Express and others. Across from Puente Hills Mall, the center is ideally situated at the corner of Azusa Avenue and Colima Road and less than a ½ mile from the busy SR 60 freeway. Within a 3-mile radius there is a population of over 125,000 people with an average household income of more than $122,000.
Founded in 2013, MINISO operates over 7,000 stores globally including over 200 stores in the United States. The store is known for offering stylish and trendy lifestyle items inspired by Japanese design aesthetics. They sell a wide variety of merchandise including everything from plush toys to home décor, stationary, cosmetics and accessories at affordable prices. Many of their products are the result of fun IP collaborations with popular brands like Disney, Hello Kitty, Sanrio, Barbie, Marvel and others. The Hacienda Heights store is projected to open by late this year.

Other leases signed include PG Noodle, US Art Academy, Prime Taekwondo Center and Sumi Lashes. With just two small shop spaces remaining (960 and 990 square feet), the center is nearly fully leased.
