Rancho Cucamonga, CA – August 28, 2024 – Progressive Real Estate Partners, the leading Inland Empire retail brokerage firm, announced today the sale of a portfolio of four Inland Empire non-operating car wash properties in Apple Valley, Hesperia, Pomona and San Bernardino. The properties were purchased for an undisclosed price by three different Southern California-based private investors in four separate transactions. The Pomona, Hesperia and Apple Valley car washes have re-opened under their new ownership and San Bernardino is expected to re-open in 2025.
Progressive Real Estate Partners’ Senior VP of Car Wash and Gas Station Sales Victor Buendia exclusively marketed and represented the seller, an Arizona based institutional investor in all four transactions.
The four car wash locations include:
1) Apple Valley Auto Spa – 10570 Bear Valley Road, Apple Valley, CA– Features a prime location on Bear Valley Road and is in close proximity to numerous national retailers including Food 4 Less, Tractor Supply and AutoZone. Built in 2008, the property features a 3,627 square-foot building that includes four enclosed bays perfect for additional automotive services on 1.28 acres of land. Customers are able to choose between a full-service or self-service (express) car wash.
2) G Car Wash (formerly Bear Valley Car Wash) – 16575 Bear Valley Road, Hesperia, CA– The property is located across from Desert Valley Hospital with approximately 1,000 employees. The full-service car wash which was built in 2008 is located on .68 acres of land. The building is 6,433 square-feet which includes four enclosed bays that can be rented out to additional automotive service providers.
3) Pomona Express Car Wash – 506 West Orange Grove Avenue, Pomona, CA – Built in 2012, the property is situated at the signalized corner of White Avenue and Orange Grove Avenue in a densely populated area with over 90,000 people within a 2-mile radius. The self-service express car wash features a 2,817 square-foot building on .42 acres of land.
4) Happy Boy Car Wash – 1250 East Highland Avenue, San Bernardino, CA – Built in 1980, this full-service car wash is located in close proximity to numerous national retailers including Stater Bros, CVS, Walgreens, McDonalds and many others. The building is 4,000 square-feet on .8 acres of land.
According to Buendia, “These properties represented an excellent opportunity to acquire a car wash with existing infrastructure without the construction and entitlement risk typically associated with ground up construction OR the additional goodwill premium a buyer would pay based upon purchasing an operating car wash.”
